Who we work with
We welcome conversations with organizations and professionals whose experience, resources or mission complement our development work.
01
EquityRoot is interested in working with experienced developers through structures that may include co-development, joint pursuits, project-specific collaboration, and professional development services.
For EquityRoot, collaboration is also capacity building. Our objective is to contribute meaningfully to shared projects while developing the experience required to assume greater responsibility across future projects.
02
Development requires capital at multiple stages — acquisition, predevelopment, construction, and permanent financing. EquityRoot seeks relationships with banks, CDFIs, mission-driven lenders, philanthropic institutions, and other capital partners.
Our objective is to establish durable financing relationships rather than search for capital only after a property appears.
03
Vacant land, underutilized buildings, aging structures, and properties that have become difficult to manage can all represent housing development opportunities.
We welcome conversations with owners who are thinking about what’s next for a property, even if they haven’t made a decision yet.
04
Housing development intersects with public policy, infrastructure, community priorities, and neighborhood needs. EquityRoot seeks constructive relationships with municipalities, housing agencies, community development organizations, and neighborhood institutions.
We are particularly interested in public land disposition opportunities, RFP processes, and development partnerships that connect EquityRoot’s mission with public sector housing goals.
How we partner
EquityRoot is open to structures ranging from professional advisory services to joint pursuits and co-development relationships.
For EquityRoot, collaboration is also capacity building — contributing meaningfully to shared projects while developing the experience to assume greater responsibility on future ones.
01
Helping owners and organizations evaluate what a property could responsibly become.
02
Contributing to a specific opportunity where our capacity complements the team.
03
Responding together to public dispositions, RFPs and competitive opportunities.
04
Sharing development responsibility across the life of a project.
Better housing is rarely created by one organization working alone.
What we’re looking for
If you own, represent or know of a property with housing-development potential, we want to hear about it.
01
Small and neighborhood-scale residential development sites across Greater Boston.
From single vacant lots to assemblages of underutilized parcels that can support meaningful infill housing.
02
Properties whose existing use may not represent their full housing potential.
Surface parking, single-story commercial buildings, large lots with small structures, and similar properties where creative development could create housing.
03
Existing buildings capable of supporting appropriate residential reuse.
Former institutional properties, commercial buildings, and large single-family homes that can be converted to multi-unit housing.
04
Sites made available through public disposition or competitive development processes.
Including City of Boston land dispositions, BPDA development opportunities, and similar public-sector housing initiatives.
05
Properties where direct collaboration with an owner may create a viable development path.
Including owners who are considering their options, or opportunities that may not suit a traditional broker-led sale process.
06
Projects where another organization seeks a nonprofit housing-development partner.
Including for-profit developers seeking a nonprofit co-developer for affordable projects, and community organizations with property but without development capacity.
Not sure where your property fits? Tell us about it — every opportunity is evaluated on its own terms.

Some opportunities begin with a vacant lot. Others with a building that needs a new purpose. And others with two organizations realizing they can accomplish more together.
