Development
Where we focus our work.
EquityRoot pursues opportunities where thoughtful development can strengthen existing communities. We do not believe every site needs the same solution.

Development focus
Each opportunity is evaluated on its own terms — its site, its neighborhood, and the housing model that can responsibly be delivered there.

01
Expanding ownership pathways for first-time and middle-income buyers priced out of communities where they live and work.
Homeownership remains one of the principal ways households establish long-term financial stability and generational wealth. EquityRoot seeks opportunities to create attainable ownership housing, including projects serving first-time and middle-income purchasers.
We are particularly interested in smaller-scale homeownership projects — two-to-six unit buildings, condominium conversions, and similar structures.

02
Where site conditions and financing support it, pursuing models that serve a broader range of households alongside market-rate opportunities.
Housing affordability requires multiple approaches. Depending on the property and available financing, EquityRoot may pursue affordable or mixed-income housing in collaboration with experienced development professionals, mission-driven lenders, public agencies and other partners.
Each opportunity is evaluated independently to determine the most viable housing model.

03
Vacant lots, underutilized parcels, and infill sites that can make meaningful contributions to Boston’s housing supply.
Small and irregular parcels are often overlooked by larger developers. Yet these properties can provide opportunities for infill housing, homeownership, and context-sensitive residential development that complements existing neighborhoods.

04
Repositioning existing buildings to create new housing while preserving value already embedded in a neighborhood.
Not every housing opportunity begins with vacant land. Older homes, institutional properties, and other underutilized buildings may have the potential to support new residential uses while preserving existing community assets.

05
Responsible strategies that increase residential capacity while maintaining design quality and neighborhood compatibility.
Accessory dwelling units and thoughtful expansion of existing residential properties can create housing without requiring traditional large-scale development. EquityRoot is interested in responsible approaches that increase residential capacity while maintaining design quality and neighborhood compatibility.

Development philosophy
Development process
We begin with the opportunity — not a predetermined solution. Every property is different, and our process reflects that discipline.
01
Source properties through public offerings, owners, brokers and community relationships.
02
Assess zoning, physical conditions, neighborhood context and development scenarios.
03
Test acquisition, construction, financing and affordability assumptions.
04
Determine the development team, capital structure and partnership model.
05
Pursue site control, financing and required approvals when a viable path exists.
06
Advance architecture, engineering, zoning and community processes.
07
Move viable projects into construction with qualified professional teams.
08
Create housing designed to provide lasting value to residents and communities.
